Doon South is a young, family-oriented community along the 401 corridor, full of dual-income households where one or both parents commute to Toronto. The yards are typically smaller than Deer Ridge or Laurelwood, the houses are sized to the lot, and rectangular pools are the dominant aesthetic.

One very favourable thing about Doon South is the soil. Beneath most lots is well-drained sandy ground that excavates cleanly and provides a structurally stable foundation for a vinyl pool. Hydrostatic pressure on the pool shell is minimal compared to the clay-heavy parts of the region.

The unfavourable thing, and this is what catches inexperienced builders, is what’s already in the ground.

What we know about the ground here

Three things shape pool construction across Doon South.

The first is the sandy soil itself. It’s well-drained, easy to excavate, and structurally forgiving. For a pool builder, this is good news that simplifies most of the build sequence.

The second is the lot footprint. Doon South homeowners tend to build close to the lot lines, and side yards are often narrow. We work with compact excavators and conveyor belt systems that move soil from the backyard directly to the street, bypassing side yards that traditional loaders can’t fit through.

The third is what’s already buried beneath some of the older Doon South lots: infiltration galleries, sometimes called soakaway trenches. These are large gravel-filled holes the home developers installed to manage rainwater from roof downspouts. They’re often non-metallic, undocumented, and invisible to standard locators. The first time you encounter one is usually with the bucket of an excavator.

We check engineering drawings where they exist, and we plan for the possibility of relocating an infiltration gallery during a build if we find one in the way. This is the kind of detail you only manage well if you’ve done it before.

How we build and service here

Most Doon South lots also slope side-to-side. The classic mistake is to drop a level pool into a sloped yard and finish the surround with whatever fits. The result is a pool surrounded by an awkward grade transition that doesn’t function as a usable space.

The correct answer is to engineer the whole pool environment, not just the pool. That usually means a retaining wall on the down-slope side, a level concrete surround, and a deliberate plan for how the family actually moves through the yard. We size the pool to leave usable space beyond it for kids, pets, and outdoor furniture.

The build on Thomas Peder Court

A representative project on Thomas Peder Court was driven by a specific family need. The homeowners had three young, active boys, and they wanted to keep them out of the main house with wet feet during pool season. We integrated a full bathroom into the backyard pool shed, which required trenching plumbing all the way back to the main house’s services for proper waste management.

The lot was about forty feet wide with a significant side-to-side slope. To level the fourteen-foot pool and the surrounding concrete, we engineered a three-foot retaining wall that wrapped around the back of the pool and up the left side of the property.

The result is a well-functioning pool environment, not just a pool dropped in a yard.
