Why building in Elmira is different

Most subdivisions in the region were laid down on uniform fill. That means we can develop a default build sequence and apply it lot after lot. The townships north and west of Waterloo don’t work that way.

A pool we dig on one street in Elmira may sit on dry, fast-draining sand. A pool we dig two blocks away may need eighteen extra inches of excavation and continuous pumping for the entire build to keep the hole dry. A pricing model that ignores the difference will fail on one of them.

What we know about the ground here

Three things shape pool construction across Elmira and the townships.

The first is clay-to-sand variability. We do a more thorough pre-build site assessment in this geography than anywhere else we work, because the consequence of getting it wrong has structural consequences.

The second is groundwater pressure in the wetter clay zones. When the surrounding earth is saturated, a properly built pool resists external water pressure through the weight of the water inside it. To get there safely, we need to keep the build site dry through excavation and shell installation. We run heavy-duty pumps continuously for weeks during these builds.

The third only gets passed down through experience. There’s a drainage pipe left in place from mid-1970s development across parts of Elmira. On wet-clay sites where it’s still in service, we tie into it to evacuate groundwater from beneath the pool floor. It’s the kind of detail you only know if you’ve been working this geography long enough to understand what was already in the ground when you started.

How we build and service here

We adapt the build sequence to what the site actually requires. The over-dig and continuous-pumping protocol used in the wet zones is a different build than a standard sand-soil installation, and you don’t have to manage the difference. We do.

Our owner is onsite throughout every excavation and build, and that experience means less experienced crew leaders are not left guessing or changing the plan mid-build.

A recent build in the wet zone

A recent build in one of the wet-clay areas needed active groundwater management throughout excavation. Rather than engineer a new drainage system, we tied into the 1970s drainage pipe still in service on the property and used it to keep the pool floor dry through the install. The pool’s been in service since, and we’ve been running its seasonal openings, closings, and equipment work the same as any other pool we’ve built.

Our owner, Shaun Tully, has been on-site for every pool we've ever built. The build calls here can't be standardized. The owner makes it personally, and ensures homeowners have a clear understanding of all their options.
